This Privacy Policy describes how RentSpy ("rentspy.fyi," "we," "us," or "our") collects, uses, and shares information when you use our website and services (the "Service").

  • Rent data: Monthly rent, zip code, bedrooms, square footage, lease terms, fees, concessions, and other details you share through our chat or submission forms.
  • Account information: Email address when you create an account or save a report.
  • Demographics: Age, industry, compensation, and origin if you choose to provide them (optional and anonymized).
  • Feedback: Any messages, suggestions, or correspondence you send us.

1.2 Information Collected Automatically

  • Device data: IP address, browser type, operating system, and device identifiers.
  • Usage data: Pages visited, time spent, referral source, and interactions with the Service.
  • Cookies: We use cookies and similar technologies for session management, analytics, and preferences. See Section 5 for details.

1.3 Information From Public Sources

We collect publicly available rental listing data from building websites, listing platforms, and public records to power our rent comparison tools.

2. How We Use Your Information

  • Provide the Service: Display rent comparisons, generate reports, and deliver personalized insights.
  • Aggregate and anonymize: Combine your data with others to create rental market statistics and trends. Individual submissions are never displayed in a way that identifies you.
  • Improve the Service: Analyze usage patterns, fix bugs, and develop new features.
  • Communicate: Send you reports, account notifications, and (with your consent) updates about the Service.
  • Comply with law: Respond to legal requests and enforce our Terms of Service.

3. How We Share Your Information

We do not sell your personal information. We may share information with:

  • Service providers: Hosting (Vercel), database (Neon), analytics (PostHog), email (Resend), and AI services (OpenAI) that help us operate the Service. These providers process data on our behalf under contractual obligations.
  • Aggregated data: We may share anonymized, aggregated rental market data that cannot identify individual users.
  • Legal requirements: We may disclose information if required by law, legal process, or to protect the rights, property, or safety of RentSpy, our users, or the public.
  • Business transfers: In connection with a merger, acquisition, or sale of assets, your information may be transferred to the acquiring entity.

4. Data Protection

We never publicly display your individual rent submission in a way that identifies you. Rent data is displayed anonymously — by building, neighborhood, or zip code, never associated with your name or email. Buildings with fewer than 10 units are not individually identified on the Service to protect tenant privacy.

5. Cookies and Analytics

We use the following technologies:

  • PostHog: Product analytics to understand how people use the Service. You can opt out via our cookie banner.
  • Vercel Analytics: Performance monitoring for page load times and web vitals.
  • Essential cookies: Required for authentication and session management.

You can control cookies through your browser settings. Disabling cookies may affect the functionality of the Service.

6. Your Rights

You may:

  • Access and update your account information through your account settings.
  • Delete your account and associated data by contacting us or using the account deletion feature.
  • Opt out of analytics tracking via our cookie banner.
  • Opt out of marketing emails by clicking the unsubscribe link in any email.

Note that anonymized, aggregated data derived from your submissions may be retained even after account deletion, as it cannot be traced back to you.

7. Data Retention

We retain your account information for as long as your account is active. Rent data submissions are retained indefinitely to maintain the accuracy and completeness of our rental market database. You may request deletion of your account and personal data at any time.

8. Children's Privacy

The Service is not intended for anyone under 13 years of age. We do not knowingly collect personal information from children under 13. If we become aware that we have collected such information, we will delete it promptly.

9. Changes to This Policy

We may update this Privacy Policy from time to time. Changes will be posted on this page with an updated effective date. Your continued use of the Service after changes are posted constitutes acceptance of the updated policy.
