Terms of Service

By accessing or using RentSpy ("rentspy.fyi," the "Service," "we," "us," or "our"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree, do not use the Service.

1. Description of Service

RentSpy is a rent price transparency platform that collects, aggregates, and displays rental pricing data. The Service includes user-submitted rent data, publicly available listing data, and data scraped from public sources. RentSpy provides tools to compare rental prices and analyze housing costs.

2. User-Submitted Data

2.1 License Grant

By submitting rent data, reviews, demographics, or other information to RentSpy ("User Data"), you grant RentSpy a perpetual, irrevocable, worldwide, royalty-free, fully paid, non-exclusive, sublicensable license to use, reproduce, modify, adapt, publish, translate, create derivative works from, distribute, display, and otherwise exploit such User Data in any form, media, or technology now known or later developed. This includes the right to aggregate, anonymize, and analyze User Data to create rental market insights ("Rent Data").

2.2 Ownership

You retain ownership of the specific facts you submit (e.g., your rent amount). However, aggregated and anonymized Rent Data derived from user submissions is the property of RentSpy. You waive any and all claims to compensation arising from RentSpy's use of your User Data to the maximum extent permitted by applicable law.

2.3 Representations

You represent and warrant that: (a) you have the right to submit the User Data; (b) the User Data does not violate any third party's rights; (c) the User Data is accurate to the best of your knowledge; and (d) you will not submit any personally identifiable information of others, including social security numbers, financial account numbers, or other sensitive personal data.

3. Publicly Available and Scraped Data

RentSpy collects rental listing data from publicly available sources, including building websites, listing platforms, and public records. This data is collected, processed, and displayed for informational purposes. RentSpy claims no ownership over the underlying third-party data but owns the compilation, analysis, and presentation of such data within the Service.

4. Accuracy Disclaimer

Rent Data is provided for informational purposes only and without warranty. Rent Data is subject to change and varying levels of accuracy. RentSpy does not independently verify all data, including user-submitted information. Rent Data figures are made available for the purpose of generalized comparison only and should not be relied upon as the sole basis for any financial or housing decision.

RENTSPY ASSUMES NO RESPONSIBILITY, AND DISCLAIMS ALL LIABILITY, FOR THE CONTENT, ACCURACY, COMPLETENESS, LEGALITY, RELIABILITY, OR AVAILABILITY OF ANY RENT DATA DISPLAYED ON THE SERVICE.

5. Intellectual Property

The Service, including its software, user interface, designs, data compilations, algorithms, and other technologies, is the proprietary property of RentSpy and is protected by intellectual property laws. You are granted a limited, non-exclusive, non-transferable, revocable license to access and use the Service for personal, non-commercial purposes.

You may not: (a) copy, modify, or create derivative works of the Service; (b) reverse engineer, decompile, or disassemble any part of the Service; (c) use automated means including scripts, bots, scrapers, or crawlers to access the Service or collect data; (d) remove or modify any proprietary notices; or (e) use the Service to build a competitive product or service.

6. User Conduct

You agree not to: (a) submit false, misleading, or fraudulent data; (b) impersonate any person or entity; (c) interfere with or disrupt the Service; (d) attempt to gain unauthorized access to any part of the Service; (e) use the Service for any unlawful purpose; or (f) upload content that is defamatory, obscene, or violates any third party's rights.

7. Privacy

Your use of the Service is also governed by our Privacy Policy. By using the Service, you consent to the collection and use of information as described in the Privacy Policy. RentSpy will never share individual User Data other than in an aggregated and anonymized format, except as required by law.

8. Disclaimer of Warranties

THE SERVICE IS PROVIDED ON AN "AS IS" AND "AS AVAILABLE" BASIS, WITH ALL FAULTS. RENTSPY DISCLAIMS ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. RENTSPY MAKES NO WARRANTY THAT THE SERVICE WILL BE UNINTERRUPTED, TIMELY, SECURE, OR ERROR-FREE, OR THAT RENT DATA WILL BE ACCURATE OR RELIABLE.

9. Limitation of Liability

IN NO EVENT SHALL RENTSPY, ITS OFFICERS, DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY DIRECT, INDIRECT, INCIDENTAL, PUNITIVE, SPECIAL, OR CONSEQUENTIAL DAMAGES ARISING OUT OF OR RELATED TO YOUR USE OF THE SERVICE, WHETHER BASED ON WARRANTY, CONTRACT, TORT, OR ANY OTHER LEGAL THEORY. THE AGGREGATE LIABILITY OF RENTSPY SHALL NOT EXCEED ONE HUNDRED DOLLARS (USD $100).

10. Indemnification

You agree to indemnify, defend, and hold harmless RentSpy and its officers, directors, employees, and agents from and against any claims, liabilities, damages, losses, and expenses (including reasonable attorneys' fees) arising out of or related to: (a) your use of the Service; (b) your User Data; (c) your violation of these Terms; or (d) your violation of any third party's rights.

11. Modifications

RentSpy reserves the right to modify these Terms at any time. Changes will be effective upon posting to the Service. Your continued use of the Service after changes are posted constitutes acceptance of the modified Terms.

12. Termination

RentSpy may terminate or suspend your access to the Service at any time, for any reason, without notice. Upon termination, the license grants in Section 2.1 shall survive.

13. Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of California, without regard to its conflict of law provisions.
